Elite is aware of the concerns raised regarding incidents involving dogs within the communal areas of the estate. We have spoken with the local community police about these issues. The police have confirmed that they patrol the area regularly and have a dog specialist officer with whom we liaise when such incidents occur. They also address the dog owners directly when there is a problem.
Regarding Responsibility for Dogs
Please note that the Management Company does not own or control residents’ dogs. The responsibility for a dog’s behaviour, control, and welfare rests solely with the owner or the person in charge, in accordance with the Dangerous Dogs Act 1991 and related legislation.
Residents are reminded that:
– Dogs must be kept under proper control at all times in communal areas.
– Dogs must not cause nuisance, danger, or distress to other residents or visitors.
Reporting Incidents
Please report any aggressive or dangerous behaviour immediately to the police (999 in an emergency or 101 for non-emergencies) or to the local authority dog warden. Although we do not have enforcement powers over individual dog owners and cannot monitor behaviour in real-time, all reasonable and proportionate steps will be taken when issues are brought to our attention.
