A brief update:

Your site is currently being managed by Elite Residential Property Management Ltd and your developer, Edenstone Homes.

Elite are currently managing most of the landscaping, and all facilities except roads, pavements and street light repairs.

Elite has not yet taken on the area of landscaping along Jacobin Lane and to the rear of the attenuation pond as these areas are not in a maintainable state yet.

It is also worth noting that the housing association owns small pockets of land near their houses and maintains these themselves and Severn Trent own the area in front of the pumping station and will be responsible for maintaining this area.

Your developer is still responsible for roads, pavements and streetlight functioning whilst building work is still taking place.

When Taylor Wimpey finish building, St Mary’s Garden Village Ltd will consist of 459 houses, 365 on the original site and an additional 94 on Taylor Wimpey.

What is St Mary’s Garden Village and why do we need a company:

  1. St Mary’s Garden Village Company is a limited company set up to run St Mary’s Garden Village. All property owners will hold a membership in the company and as such are responsible for the running of the company and the facilities on site.

Homeowners will shortly be able to appoint Directors of their company from the members.

 

  1. SMGV is responsible for the facilities on site to include:
  • Landscaping
  • Roads & pavements
  • Street lighting
  • Play Park
  • Surface water drainage
  • Village Hall
  • Trim Trail
  • Attenuation ponds
  • Allotments
  • CCTV

 

  1. SMGV is responsible for all company compliance to include:
  • Annual Accounts to be filed at Companies House
  • Confirmation Statements
  • Insurance
  • Service charge and arrears collections
  • House sales & transfer documents

 

  1. Why do we have service charges?
  • The items and services listed in 2 & 3 need to be paid for by the homeowners, the council does not look after any of the facilities listed in 2.
  • These costs are split between all houses on site, hence the need for a monthly charge (service charge)

 

  1. What is a sinking fund and why do we need it?
  • Some of the costs listed above, such as road maintenance, street light replacement and Village Hall repairs, don’t happen every year but need to be planned for, so a savings fund is added to each year ready for when it is required.
  • Without these savings, homeowners could face some very large bills in future years

 

  1. Who is Elite Residential Property Management? (Elite)
  • Elite are an agency working for the homeowners
  • Elite collect service charges and arrears, manage the accounts, company compliance and all the above facilities to ensure the site and your company are well run.
